All homes (owner-occupied and rentals) are subject to staged compliance requirements under the Fire and Emergency Services Act 1990, with full compliance required for new builds and substantially renovated homes now, and for rentals and transferred properties on specific timelines. The requirements are serious — and non-compliance can affect your insurance cover and, for rentals, your ability to lease the property.

The current legislation requires smoke alarms that are:

  • Photoelectric only — ionisation alarms are no longer compliant
  • Interconnected throughout the dwelling — if one alarm triggers, all alarms sound
  • Less than 10 years old — alarms must be replaced every 10 years
  • Hardwired (240V mains) with battery backup, OR non-removable 10-year sealed-battery alarms
  • Located in every bedroom, in hallways serving bedrooms, and on every level of the home — plus additional locations in some cases
